Silvi Materials is proud to announce its work on The Ryland high-rise concrete project at 1 Dock Street has been recognized with the 2025 Excellence in Concrete Award for High-Rise Construction by the Eastern Pennsylvania and Delaware Chapter of the American Concrete Institute (EPDACI). The award was presented at EPDACI’s annual awards ceremony on May 1, 2025, at the Valley Forge Casino.

A Standout Project on the Philadelphia Skyline

The Ryland, developed by LCOR with concrete construction led by Tri-State Construction, is a 31-story structural concrete tower located in the Society Hill neighborhood of Philadelphia. The building offers 272 apartment units, five penthouse floors with private balconies, and sweeping floor-to-ceiling glass views of the Delaware River waterfront and surrounding skyline. Residents also enjoy multiple amenity floors—including a rooftop Sky Deck with a pool and indoor-outdoor lounges.

Silvi Materials’ Role in Building The Ryland

Silvi Materials supplied the ready-mix concrete used throughout the Ryland project, beginning with the mass concrete foundation in January 2022. To control heat of hydration, the foundation was poured using a custom 50% slag mix and a detailed thermal control plan. From there, Silvi provided concrete for all vertical and horizontal structural elements, including:

  • A 30-inch-thick elevator core extending the full height of the building, offering critical lateral resistance
  • Compressive strengths ranging from 10,000 psi at the base, 8,000 psi in the mid-levels, to 6,000 psi at the top
  • Tabletop forming system installation for upper decks using a three-day pour cycle, accelerating project completion

The project topped out by the end of 2022 and was fully completed shortly thereafter.

A Site with History

The Ryland stands on the historic footprint of Philadelphia’s former Dock Street Market—once the city’s central seafood and produce hub from the 1800s through the 1950s. The building’s name pays homage to Pennsylvania’s rye whiskey heritage, referencing the grain that once filled the golden fields of the region.

The Ryland high-rise concrete project stood out for its structural complexity, vertical height, and precision execution on a tight urban site.
